Opening hours

Monday to Friday: 9:00 am - 6:00 pm

Weekend: 9:00 am - 6:00 pm

Space rules
Tenants can collect keys from 9.00am on the first day of the hire period. The space will be provided clean, tidy, free of any waste and ready to set up. It should be returned in the same condition no later than 6.00pm on the final day of the hire period. Please make sure you allow enough time within your booking dates to uninstall, redecorate if needed and vacate.

Standard opening hours for the space are between 9.00am and 6.00pm - opening outside of these hours may be permitted but must be agreed in writing with the landlord prior to signing contracts and will incur an additional daily charge. There are no minimum opening hours.

The minimum booking length is five days.

The damage deposit is £500 for bookings of 14 days or less and £1,000 for bookings for bookings longer than 14 days.

Any music played in the space must not be audible in the adjoining or neighbouring properties. Strictly no music is allowed in the space before 11am or after 6pm, unless agreed in writing with the landlord.

Machinery / tools are only permitted to be used in the space for installation between the hours of 11am and 6pm, again unless agreed in writing with the landlord.

The unit must be returned to the original existing condition upon strip out. Any screw holes in the painted walls must be filled, sanded and painted back to the original condition with the correct paint. Fixing to the floor is not permitted. Fixing into the basement walls is not permitted. Temporary vinyls can be applied to the window and exterior, but must be removed at the end of the tenancy. Any damage to exterior paintwork must be repaired / repainted. Any redecorating needed after a tenant has vacated will be billed at an hourly rate plus the cost of any materials.

Smoking is not permitted in the space.

The space is licensed for A1 retail. Under the new classification system, any of the uses that fall under the new use class E (i.e. A1, A5, B1, D1 and D2) would also be permitted.

The space does not hold a premises licence - if you would like to carry out a ‘licensable activity’ (sale of alcohol, providing entertainment - live music, screenings etc) you will require a temporary events notice. Brighton and Hove City council will be able to provide more details re what is needed.

Tenants must obtain adequate insurance with a company of repute to cover the intended use of the property - the policy must include public liability and employers liability. The landlord assumes no responsibility for any injury to either customer or tenant, or for any damage to or loss of any belongings during the booking.

Tenants are responsible for disposing of their own rubbish during the tenancy. Anything left in the space at the end of the tenancy will be disposed of at the tenants cost.

Should the tenant fail to adhere to these rules, the landlord reserves the right to end the tenancy early without compensation.
