Usually, visitors are to be buzzed in via the brown door with “4” on it, on the left.
The rent shown is for the Ground floor only. The tenant may also have use of the Basement for toilet and a little storage, both uses shared with the landlord, at no extra cost.

Space rules
Anything above quiet background music (or any other loud sounds) will not be permitted in the space. This rule can be varied for the purposes of an evening event, under strict conditions.
Designated hours must be observed and any activity outside those hours must be authorised by the landlord.
The property must be returned to its current condition, including correct paint colours.
